    Prices on the real estate market in Bulgaria are much lower than in other counties of the European Union.

    There are offers from 5,000 EUR till more than 500,000 EUR.

    In the table below you will find the property, which suits your personal budget:

     

    till 7,000 EUR

    Rural house in a small village, poorly served, about 40-50km from the seaside. Such type of property requires overall repair, which will at least double the price.

    7,000-10,000 EUR

    Rural house with an outdoor WC, in a poorly served village about 40-50km from the seaside.

    10,000 - 20,000 EUR

    Country house with old furniture 40-50km from the seaside, suitable for living.

    Old country house 20km from the seaside. Such type of property requires overall repair, which will at least double the price.

    20,000 - 35,000 EUR

    Small apartment (studio) near the beach, completed to the key.

    Country house in good condition 40-50km from the seaside.

    35,000 - 50,000 EUR

  2. Any person over 18 years of age, regardless of nationality can purchase property in Bulgaria.

  3. You need only a valid international passport upon buying an apartment. Upon buying a house/land you might need in addition a certificate of Bulgarian company registration*.

    *Note: Citizens of any country from the European Union can buy house/land without registering a Bulgarian company. However, all the rest must register a Bulgarian company in order to buy a house. Our real estate agency offers registering of Bulgarian company – it costs 400,- EUR.

  4. There is only one property tax, which each real estate owner in Bulgaria must pay on a yearly basis.

    The tax rate varies in the different regions of Bulgaria and amounts from 0,6 till 1,2% of the property`s legal price.

  5. The average statistic cost of living for 2 persons in Bulgaria is 700 BGN (350 EUR) per month, which includes:

    • Food 400 BGN (200 EUR)
    • Electricity and heating 90 BGN (45 EUR)
    • Water 10 BGN (5 EUR)
    • Transportation costs 100 BGN (50 EUR)
    • Clothes and other expenses 100 BGN (50 EUR)
  6. For one day you can view 5-10 properties with our real estate agency. The first day viewing trip is free of charge and usually begins at 10 o’clock*.

    *Note: The viewing trip starts and ends in Varna or the nearby resorts. In case you are staying in Bourgas or other regions, you must arrive at the central Bus station in Varna.

  7. A standard preliminary contract contains personal data of the buyer and the seller, detailed description of the property, its price and payment terms, rights and obligations of both contracting parties.

    Upon signing a preliminary contract, a deposit of 10% to 25% is paid. It is not necessary to verify the content of this contract at Notary`s office.

  8. The only official document for property ownership in Bulgaria is the Title Deed. It is issued by a Public Notary in the day of the final property sale contract. The Title Deed is entered immediately into a Bulgarian property register.

  9. Declaration of the property purchase is obligatory within 2 months after the deal at Public Notary.
